Waterside quarter for Angel
City Road, which runs from Old Street roundabout to Angel, has become a development corridor. One of Islington Council’s regeneration priorities is a hidden canal basin behind the busy thoroughfare, says David Spittles

Terraces at Angel Waterside offer views over leafy Islington
During its Victorian heyday, the basin was one of the main canal centres in London, serving many wharves and factories. In the 1980s, part of it was filled in to provide land for an electricity sub station, which blocked views and access.
A masterplan has been worked out for the nine-acre site in N1. The aim is to open up the basin and turn it into a mixed-use estate of homes, offices, restaurants, bars, business barges, a hotel, civic space and pleasure moorings. Public-realm improvements will turn traffic-choked City Road into an attractive boulevard.
Bordered by Canonbury and De Beauvoir Town, it is a classic inner-city neighbourhood, with charming Georgian terraces, council estates, small business premises, industrial depots, redundant warehouses, factory lofts and a live/work community. City types as well as creatives are moving in.
Nearly 900 new flats are planned around the canal basin, with two residential skyscrapers forming a “gateway” from City Road.
At the moment, the area is about 15 per cent cheaper than “prime” Islington.
