Affordable Lewisham

Lewisham has 15-minute train connections to Canary Wharf and London Bridge, and is bordered by well-heeled Blackheath and historic Greenwich.

An exciting £250 million regeneration project aims to transform central Lewisham and kick-start redevelopment elsewhere in the borough.

A development consortium led by the council has come up with a masterplan that makes the most of natural highlights such as Lewisham’s two forgotten waterways.

The Ravensbourne and Quaggy rivers will frame a new park. A formal square with shops, bars and restaurants will replace a busy roundabout, while the present out-on-a-limb train station will be upgraded into a modern transport interchange.

The main thoroughfare will be made more pedestrian-friendly, while rising above the shops will be as many as 1,000 new homes. Debenhams plans to open a department store, bringing West End-style retail to the area for the first time.

Key sites have been earmarked to ensure development is integrated; and there is even a plan to unite Lewisham with Catford, barely half a mile away, by improving the streetscape inbetween.

New housing developments

New housing is already sprouting up on the edge of the regeneration zone. A listed Victorian police station on Ladywell Road is being redeveloped into 46 flats. Contact developer Purelake on 020 8244 2420.

Silkworks, on Conington Road, moments from the DLR station, is the area’s biggest housing scheme. Originally the scheme was to be 270 apartments, but St James Homes has acquired two adjacent sites and plans to combine the three plots into a development of at least 500 homes with concierge, gym and restaurant.

Flats at Silkworks will be released in the autumn, with the first homes ready to move into in 2009. Prices start at £200,000; call 020 8469 0077.
