Spotlight shines on Walthamstow

This is the real East End hinterland, where urban sprawl makes for a less attractive environment than the river-hugging districts of Docklands. But both areas are served well by transport - Zone 3 on the Tube and, from Walthamstow, quick overground trains into the City.

Investment-wise, the area looks a decent bet, and values are among the lowest in London. There are pockets of sensibly priced Victorian and Edwardian housing - those on the Warner Estate are highly sought-after.

The Village, a little enclave around St Mary’s Church with quaint narrow streets and listed cottages, is the most expensive patch, but elsewhere it is still possible to pick up three-bedroom terrace houses for less than £350,000. Opportunities are opening up to buy into brand new developments for well under £200,000.

The former Hawker Siddeley factory on Fulbourne Road is being transformed into a 250-home scheme called Forest Place. A new school with playing fields is being built alongside, while a striking Art Deco building is being restored for use by Waltham Forest Council.

Low-rise apartment buildings are grouped around landscaped gardens, all set behind gates. The scheme plugs an obvious gap in the local market. Barratt is building studio, one- and two-bedroom flats, and there will be a residents-only gym and daytime concierge.
